  2. 2

    Prepare financial documents

Open a Thai bank account and season the required funds, or gather proof of pension or regular income.

  3. 3

Source a policy meeting Thai immigration requirements. We can advise on approved providers.

  4. 4

Apply at a Thai embassy abroad for a Non-Immigrant OA visa, valid for one year with re-entry.

  5. 5

    Annual renewal in Thailand

Renew each year at your local immigration office. Our team handles paperwork and accompanies you if needed.

  6. 6

    90-day reporting

While in Thailand, report your address to immigration every 90 days. We can file this on your behalf.

The retirement visa has more moving parts than most people expect. The 800,000 THB must be properly seasoned in a Thai bank account, held without large withdrawals for at least three months before you apply. Health insurance is now mandatory and must meet specific minimum coverage thresholds. Miss either requirement and your application is refused.

The visa renews annually. With the right preparation, renewals are predictable, but the first application is where most people run into problems, especially when opening a Thai bank account and sourcing compliant insurance for the first time.

Visa Siam guides you through every step, from setting up your Thai bank account to navigating your annual renewals.
